Suites built around the way people actually travel
We tore out the old corridor layout in 2022 and rebuilt the top three floors around twelve individual suites. Some face the river, some look straight into the Heritage Lanes courtyard, and every one has a proper desk, a bath you can stretch out in and a coffee setup that does not insult you. Rates include breakfast, gym access and same-day laundry if you ask before noon.
Eight years of getting the small things right
Spavulo opened in 2016 with a handful of rooms above a coffee roastery. We have kept the same head housekeeper since then, which is probably why the beds still get made the same way. Repeat guests are about a third of our bookings, and most of them ask for the same suite by name.
Bedding that suits sleepers, not brochures
Pillow menus, blackout curtains that actually block light and mattresses replaced on a strict five-year cycle, not when they start to sag.
A workspace you can trust
Every suite has a full-width desk, wired ethernet if you want it and a chair chosen after testing eleven of them with actual guests.
Bathrooms with water pressure
Rain showers, deep tubs in nine of the twelve suites, and towels swapped daily unless you hang them up to say otherwise.
Quiet floors, by design
We put the lift core away from the bedrooms and added acoustic underlay during the rebuild. You will not hear the corridor at two in the morning.

A look inside
Corner windows over Ann Street
Two walls of glass, a writing desk by the light and a bed wide enough for three arguments about who gets the middle.
Level five, west facing
Small balcony, two chairs and a view of the Kangaroo Point cliffs at sunset. Worth booking early in summer.
Suite nine, top floor
A 1.9 metre tub under the skylight. Comes with bath salts, a stool for your book and no rush to get out.
Ground floor, opens at six
Sourdough from the bakery next door, eggs done how you ask and coffee pulled by someone who cares about it.
Suite four, south side
A window seat, a shelf of borrowed paperbacks and a lamp that is actually good for reading after dark.
Ground floor, garden side
Opens straight onto the courtyard. Quiet, green and the easiest room to bring a dog into.
